I’ve been in real estate for many years now, how time flies when you’re having fun! I've had the privilege of helping many Buyers and Sellers. I’ve even successfully helped clients buy homes sight un-seen after meeting with them, showing them property and getting a good feel of what their needs and wants are and being their local eyes and ears once they return home.

Should you consider investing in the Big Island, I’d love to help! It's a great time to buy as prices are in many places half of where they were a few years ago – so you can get way more for your money!

The market is still volatile and made up of different scenarios. There are still homes being sold the conventional route but the market is now flooded with bank owned/REO/foreclosure properties and also short sales/distressed properties.

In a nut shell, short sales are properties where the Sellers basically owe more than the property is worth in today’s market. Many of these Sellers purchased during the real estate boom where prices were at the highest ever or they refinanced and took equity out during those times.

Short sales tend to take longer than a regular, conventional sale and even bank owned properties as you’re not only working with the Seller’s but their lien holder as well. These Sellers’ are trying to get the bank to negotiate with them on any difference in their loan that cannot be paid off with a sale. These can go anywhere between 3 months to even a year to purchase and aren’t always successful but sometimes are. Patience needed for these!
